We keep our pricing upfront. The ranges below are estimates for the architectural drawing set - additional consultants like structural engineering and Title 24 are billed separately.
What plans cost
Kitchen and bath remodels and interior reconfigurations that don't add square footage.
Room additions, detached and attached ADUs, JADUs, and garage-to-ADU conversions. Simpler conversions start near the bottom; full ADUs and larger additions land mid-range.
A full set of construction documents for a new residence, quoted by size and scope. Two-story and larger custom homes run higher.
These prices are for the architectural drawings only. Structural engineering and Title 24 reports are billed separately, and permit submittal - if you'd like us to handle it for you instead of submitting yourself - is an optional add-on.
Pricing assumes standard project conditions - a flat, standard lot with typical setbacks and available utilities, and conventional exteriors and interiors. Sloped or constrained lots, non-standard utilities, extensive custom detailing, or special jurisdictional requirements (hillside, fire, historic, and the like) are quoted individually.

Why flat-fee
Your plan set is a flat fee, quoted before any work begins - so you know exactly what it costs and what's included from the start.
We refine the design over included revision rounds, then handle the city's in-scope plan-check corrections through to permit.
Most residential sets are drawn in about two to four weeks. That is the drafting turnaround - city approval time is separate and varies by jurisdiction.
