What we do
We take your project from concept to a complete set of construction documents, tailored to your needs and your local building codes. Whether it's new construction, a remodel, or an addition, we draw clean, precise plans you can build from - with structural engineering and Title 24 coordinated into the set, and the same approach we bring to ADUs.
You bring the project; we draw it up. Every job is a flat fee, quoted up front, with revisions included until the design is right - and a finished set in about two to four weeks.

Most residential sets are completed in about 2-4 weeks, depending on the size and scope of your project. Structural engineering and Title 24, if your project needs them, are done by consultants after your approval and add time beyond that.
We focus on construction drawings rather than marketing renderings. When it helps we can provide simple 3D massing so you can picture the layout - we just don't produce photorealistic renderings.
Absolutely. We work from a blank slate or refine an existing vision into a full set of construction documents.
Yes - we coordinate stamped structural engineering and Title 24 energy reports for any project that needs them.
Permit handling is an optional premium add-on. Your plan set comes permit-ready for you or your contractor to submit - or, if you'd prefer, we can submit and manage plan check for you.
