How local permitting works

Every city has its own building department.

Across Southern California, each city and county runs its own building department and plan-check process, with its own submittal requirements, development standards, and review timelines. A project inside a city is reviewed by that city's building department; a project in an unincorporated area is reviewed by the county. The drawings, however, are held to the same statewide building, energy, and structural codes - so a well-prepared set travels well from one jurisdiction to the next.

Here's the part we own: we deliver a complete, permit-ready plan set drawn to current code - site plan, floor plans, elevations, sections, and structural engineering and Title 24 energy compliance where the project calls for it. From there, you or your contractor submit the set to your local building department, which reviews it and issues the permit.

Prefer not to deal with the counter? Permit submittal and plan-check management is available as a separate premium add-on - it is not part of the standard drafting package. Confirming that a project can actually be built and permitted on your lot is the owner's or contractor's responsibility; our job is to draw it up accurately so it's ready when you are. Ask us about the add-on during your consultation.
